Realtor.com's February Luxury Housing Report highlights the diverse entry barriers to the US luxury market, with a potential range of up to $6.5 million. Luxury homes are defined as properties in the top 10% of a metropolitan market.
Surprisingly, in some areas, the dream of owning a mansion can be realized for less than $1 million, particularly in the Sunbelt and Midwest regions. In Texas, many luxury homes are priced under this threshold, making luxury living more accessible.
The national luxury housing market has seen a gradual softening in prices, with a slight uptick in February. The entry-level price tier for high-end properties rose to $1.2 million nationally.
Danielle Hale, Realtor.com's chief economist, noted that luxury pricing trends vary significantly across different metros. While some buyers can access top-tier properties for under $800,000, in other areas, $3 million is considered the starting point.
San Antonio, Texas, stands out as a metro where luxury living is more attainable, with a low price threshold of $750,510. Homes in this range typically spend around 83 days on the market. For example, a Mediterranean-style home in San Antonio recently listed for $775,000, offering 3,155 square feet of living space with three bedrooms.
In Texas, other major markets like Houston and Dallas-Fort Worth also offer relatively low entry points to luxury housing, with upper-tier prices ranging from $794,170 to just under a million dollars.
On the other end of the spectrum, Heber, Utah, has emerged as a luxury ski destination with steep prices. The entry point for luxury homes in Heber is a significant $7.2 million. Properties above this price tier are currently available on the market, including a 6,549-square-foot home listed for $7.19 million and a seven-bedroom, 21,000-square-foot chalet priced at $15.95 million. Other high-cost metros include Key West, Florida, with a luxury pricing floor of $5 million, and Bridgeport, Connecticut, a suburb of New York City, where luxury homes start at $4.2 million.
